How the math works
- Disbursement date = the closing date, or — if rescission applies — the next business day after the 3-business-day rescission period expires.
- Target funded-through date = disbursement date + cushion business days (skipping weekends and federal holidays).
- Day difference = target date − good-through date.
- Adjustment = day difference × per diem. A negative difference reduces the payoff; a positive one adds to it.
- Final payoff = payoff letter amount + per-diem adjustment + any flat late fee or add-on.
Federal holidays observed (2025–2028): New Year's, MLK Day, Presidents Day, Memorial Day, Juneteenth, Independence Day, Labor Day, Columbus Day, Veterans Day, Thanksgiving, Christmas. A holiday on Saturday is observed Friday; on Sunday, observed Monday.
Caveat: This is a planning tool. Always confirm the payoff with the lender before disbursement — some letters use 30/360 interest or carry prepayment penalties this calculator does not account for.
